Emirates ID

The Emirates ID is the UAE identity card. DLD uses it to identify the parties to a property transaction.

Definition

DLD’s Property Sale Registration page asks for the “Emirates ID of both the seller and buyer (for identity verification only; no copies are taken)”, or a valid passport for non-resident foreigners. Some other DLD services ask for a copy of the UAE ID instead — the Request to register the initial sale, for example, lists a copy of a valid passport for non-residents.

What it shows — and what it does not

The ID confirms who is attending; it does not prove ownership or authority to act for someone else — that needs the title deed or a power of attorney.

Example

Illustrative example: a UAE resident seller shows their Emirates ID at the trustee office; a buyer living abroad uses a valid passport instead.
