Conveyance.ae is a Dubai-focused property transfer coordination service operated by Cendale Documents Clearing Services FZCO. We support buyers, sellers and their appointed property agents from confirmation of the transfer route through registration and issuance of the new title deed.
Our work is procedural. We establish what the transaction requires, identify outstanding documents and approvals, sequence developer and bank dependencies, prepare the matter for the trustee appointment and maintain one current record of the file. Official registration is completed through the applicable Dubai Land Department-authorised trustee process.
The trustee appointment is the visible end of a longer process. Before a transfer can complete, identity and signing-authority details must align; developer requirements and the e-NOC must be satisfied; mortgage liability, release and settlement steps must occur in the correct order; and the required originals and payment instruments must be ready.
Most avoidable delays begin before the appointment, when a missing item is discovered too late or responsibility for the next step is unclear. Conveyance.ae gives the transfer one named lead, one current status and one clear next action.
The property agent manages the commercial transaction. Banks, developers and other third parties complete the steps within their respective remits. The DLD-authorised registration trustee performs the official registration.
Conveyance.ae works alongside those parties, coordinating procedural readiness and the handovers between them. The roles complement one another, but they are not the same job.

We coordinate standard cash-to-cash, cash-to-mortgage, mortgage-to-cash and mortgage-to-mortgage sales, together with eligible property gifting. Company, trust, power of attorney and other non-standard ownership changes are reviewed before appointment so that the route, scope and fee can be confirmed clearly.
Standard transfer routes have published fixed service fees. Our fee covers the agreed procedural coordination scope and is shown separately from DLD, trustee, developer, bank, valuation and other official or third-party charges.
Conveyance.ae does not hold purchase money or act as an escrow provider. Settlement follows the applicable bank and DLD-authorised trustee process. We do not provide legal advice or guarantee the actions or timelines of authorities, banks, developers or other third parties.
