Buyer checklist (typical)
Valid ID: Emirates ID (if resident) and/or passport (as applicable).
Contact details: phone (WhatsApp) and email.
Proof of funds / bank coordination details (if mortgage).
If buying through a company: trade license and authorised signatory documents.
If overseas representation is used: POA documents (see overseas guide).
Seller checklist (typical)
Valid ID: Emirates ID (if resident) and/or passport (as applicable).
Title deed (copy) or property reference details.
Developer account status (service charges clearance where required).
Mortgage details (if any) and bank contact (if discharge required).
If overseas representation is used: POA documents.
Transaction pack (typical)
Agreed terms document (commonly MOU / Form F) where applicable.
Developer NOC where required (developer rules vary).
Any bank letters/approvals required for mortgage scenarios.
Trustee appointment booking details (once ready).
Common mismatch issues (check early)
Names spelled differently across passport, Emirates ID, title deed, and bank letters.
Old passport numbers vs new passports.
Company signatory authority not matching the entity record.
POA scope not covering property transfer or not properly attested.
