Cash-to-cash property conveyancing in Dubai

For a standard individual sale where the seller has no mortgage and the buyer is purchasing without mortgage finance. Our service fee is AED 4,999 + VAT: AED 5,248.95 including VAT. Official and third-party charges are separate.

When this route fits

The property is a completed property with the relevant title record, the sale is between individuals and no lender settlement or buyer mortgage is involved. “Cash buyer” means the purchase is not mortgage-funded; the payment method still follows the confirmed transaction instructions.

If an owner is a company, a party needs representation, there is a restriction or the property is off-plan, ask us to check the route before selecting a standard service.

What we coordinate

We organise the property and party information, review the document list for missing or inconsistent items, coordinate developer requirements and prepare the file for the applicable trustee process. We keep the outstanding actions visible through registration follow-through.

For this route, the absence of a bank does not remove the need to check authority, clearances, funds or attendance. A party with the wrong original identification can still leave the file unready.

The preparation sequence

Confirm the route and scope, appoint the service and provide the initial property and party details. Build the current document file and resolve mismatches. Confirm the developer’s requirements and NOC position. Agree and independently confirm the payment schedule. Check originals, representation and appointment arrangements before proceeding to the authorised registration channel.

Documents to prepare

Start with the property record, buyer and seller identity details, sale agreement and developer clearance information. Add authority evidence where someone acts for a party. Keep the current versions together and flag anything that is unavailable rather than substituting an old copy.

Costs outside our service fee

The property payment, official registration costs, trustee partner fee, any developer charge and payment-instrument costs are separate. The cost calculator helps organise the categories; the final payment instructions come from the actual transaction.

What can hold up this route?

Typical preparation issues include mismatched names or unit details, unresolved developer requirements, an unclear representative’s authority or payments prepared for an unconfirmed recipient. Our readiness check helps identify which evidence is still missing.

Can you promise a completion date?

We can identify the next required action and coordinate the agreed scope. We do not control authority acceptance, developer decisions or appointment availability. A useful target is based on the current file, not simply the absence of a mortgage.

Does paying the service fee transfer the property?

No. It appoints Conveyance to the selected service. The ownership change happens through the applicable official registration process.
