After-transfer checklist for Dubai property buyers and sellers

Official registration and practical handover involve different outputs. After the applicable registration step, check the issued record and complete the handover actions agreed for the actual property.

Check the registration output

Reconcile the issued record with the intended owners, shares and property identifiers. Retain the transaction reference and receipts. If something appears incorrect, raise the exact discrepancy through the appropriate channel rather than editing the document yourself.

For an off-plan transaction, identify the applicable updated registration record instead of assuming the output is a completed-property title deed.

Keep a permanent transaction folder

Save the final agreement, appointment records, official output, payment receipts and useful clearance documents in an organised secure location. Record where any originals are held and who has access.

Avoid relying on a messaging thread as the only copy of the completed file.

The agreement and relevant service providers determine the actual obligations. Do not assume registration alone switches every account or delivers vacant possession.

If the property is occupied

Keep the tenancy and relevant handover information together. Obtain appropriate advice if there is a question about possession, tenant rights or notices. A completed title transfer does not make an occupied-property issue disappear.

Close the coordination file clearly

Ask which agreed service tasks are complete, which outputs have been provided and whether any practical handover action remains outside the service scope. Keep that distinction visible so a missing access card is not confused with an unissued registration record.

If an issue remains

Identify the responsible organisation and exact missing action. For a record discrepancy, use the official issuer’s process. For a contractual handover dispute, obtain appropriate advice. For utility or building access, use the relevant provider’s account procedure.
