Bank Fees
Bank fees are the charges a bank makes on a mortgage — for example for settling it early or issuing letters. In the UAE, the Central Bank caps many of them.
Definition
The Central Bank of the UAE states that the early or partial settlement fee for home loans is capped at “maximum 1% of the outstanding balance or AED 10,000, whichever is less”. Its fee table caps, for home loans, the issuance of an NOC at AED 150, a liability letter at AED 85 and a clearance letter at AED 95, and states that the fees are exclusive of VAT.
What it shows — and what it does not
The caps are maximums; your bank’s schedule may be lower. They are separate from DLD’s registration fees.
Example
Illustrative example: a seller settling a mortgage early asks the bank for the settlement amount and the early settlement fee, which cannot exceed the Central Bank cap.
Next step
Read Mortgage discharge when selling.
