Mortgage Discharge
Mortgage discharge is the removal of a registered mortgage from a property once the loan is settled. DLD calls the service a mortgage release.
Definition
Law No. (14) of 2008 provides that a mortgage “will be terminated upon full repayment of the secured debt”. DLD’s Mortgage release application covers all mortgage types; its required documents include “A letter from the bank for mortgage removal”, and it issues a mortgage release letter together with the title deed.
What it shows — and what it does not
A release shows the bank’s security has been removed from the register. It is not the same as paying the loan: the bank’s letter comes first, and the register changes only when the release is processed.
Example
Illustrative example: a seller pays off the loan, the bank issues its letter for mortgage removal, and DLD releases the mortgage so the property can be transferred free of it.
