ePay in Dubai property payments: what it means

ePay refers to electronic payment. DLD lists ePay among the payment methods for property-sale registration, alongside Dubai Pay, Noqodi Wallet and a manager’s cheque. The available method still needs to be confirmed for the exact service and payment you are making. Start by identifying the charge, its recipient and the official instruction. Keep DLD charges, lender settlement, the seller’s money and Conveyance’s service fee on separate lines. This page explains the payment context for a property transfer; use the relevant official provider for account access or a failed-payment investigation.

Definition

ePay is the Dubai Land Department’s own label for paying a service fee electronically. It is listed first among the payment methods on most DLD service pages — on the Arabic pages as الدفع الذكي (e pay), “smart payment” — next to the three alternatives DLD names: the Dubai Pay platform, the Noqodi wallet and a manager’s cheque. It is a way of paying, not a document the trustee asks for and not a step in the transfer.

On DLD’s service pages (read 30 September and 2 October 2026) “ePay” is the electronic-payment option for the fee of the service being applied for. DLD publishes no separate page describing it; the term appears only in the “Payment method” line of each service, where it sits alongside Dubai Pay, Noqodi and a manager’s cheque. DLD’s frequently asked questions, answering “What are the approved methods for settling Dubai Land Department fees?”, lists certified bank cheques, credit cards, the Noqodi wallet and cash.

Which payment are you trying to make?

Three different payments get called “the transfer payment”, and ePay belongs to only one of them. First, DLD’s registration charges for the service you are applying for — the registration fee and the title-deed, map, knowledge and innovation lines as DLD lists them. Second, the registration trustee’s own fee. Third, the money moving between the parties: the price, the deposit and any lender settlement. Identify which line you are paying, who receives it and which official instruction states the method before you choose a channel.

Official registration charges vs service fees and purchase money

DLD charges are paid to DLD by the methods its service page lists — for a sale registration, ePay, Dubai Pay, Noqodi Wallet or a manager’s cheque. The trustee fee is paid to the registration trustee centre by the methods it accepts; confirm them when booking. Conveyance’s service fee is paid through secure checkout on conveyance.ae, or by a Ziina link after the scope and fee are agreed — never through DLD’s channels. Purchase money and lender settlement move by the instruments the parties’ banks require; Conveyance does not hold them. Keeping the four lines separate is what stops a fee being paid twice, to the wrong party, or by an instrument the counter will not take.

Why it matters

Which methods are open depends on the service, and the list is not the same on every page: a sale or gift registration lists four methods, an inheritance title transfer lists card and cash alongside ePay and a cheque, and a developer’s off-plan registration lists only the Noqodi wallet or a deduction from the escrow account. Knowing the list for your route before the appointment is what stops a fee being paid twice, by the wrong party, or by an instrument the counter will not take.

Where you will see it

In the “Payment method” line of DLD’s service pages. As read on 30 September and 2 October 2026:

DLD servicePayment methods listed
Property sale registrationePay, Dubai Pay, Noqodi wallet, manager’s cheque
Property gift registrationePay, Dubai Pay, Noqodi wallet, manager’s cheque
Mortgage registration, transfer and release; registering the sale of a mortgaged propertyePay, Dubai Pay (shown as “Sadad Dubai platform”), Noqodi, manager’s cheque in favour of the Land Department
Inheritance title transferePay, credit card, cash, manager’s cheque
Property valuationePay, credit card, cash
Initial (off-plan) sale registration (applied for by the developer)Noqodi wallet, or deduction from the escrow account

The same four options appear in Arabic on every one of the sale and mortgage pages — الدفع الذكي e pay, منصة سداد دبي, نقودي, شيك المدير — which is why the English “Dubai Pay” and “Sadad Dubai platform” are one item, not two.

Confirm the payment channel and retain its receipt

Identify the fee lines for your route and whose they are: DLD’s, the trustee’s, a third party’s. Read the “Payment method” line of the DLD service page for the service (table above). Ask the trustee centre, when booking, which methods it takes for each line on the day. Prepare the instrument in time — a funded Noqodi account, or a manager’s cheque made out as DLD’s page specifies (on the mortgage pages, in favour of the Land Department; see manager’s cheque). Keep every receipt or confirmation in the file, against the line it paid. The schedule fields are in Dubai property transfer fees and payment methods.

What to verify

  • Which of the fee lines on your route are DLD’s and which belong to the trustee centre or a third party — the DLD service page lists its own fees; the trustee’s and any developer’s are separate.
  • The payment methods DLD lists for that service (table above), and which of them the trustee centre will take for each line on the day — confirm it when the appointment is booked.
  • If a manager’s cheque is used for DLD fees, the payee: DLD’s mortgage pages specify a cheque in favour of the Land Department.
  • If the Noqodi wallet is used, that the account exists and is funded before the appointment; DLD’s own site points payment problems to Noqodi’s support (600 503 036), not to the trustee centre.
  • That a receipt or confirmation for every fee goes into the file.

Common failure modes

  • A fee is paid by a method the counter does not take for that line, and the appointment is rebooked.
  • Wrong payee name or amount on a manager’s cheque causes rejection at execution.
  • A digital payment account is not set up or funded in time for the appointment.
  • Fee assumptions are outdated because DLD has changed a figure or a method since the checklist was written; receipts do not match the required category.
  • Receipts are not kept, so a disputed or duplicated payment cannot be traced.

If a payment fails: use the provider’s reference and support route

A failed or duplicated electronic payment is resolved with the provider that took it, using the transaction reference. For the Noqodi wallet, DLD’s own site points payment problems to Noqodi’s support (600 503 036). For a card or Dubai Pay payment, the card issuer or the platform’s support. For a manager’s cheque, the issuing bank. Keep the reference, the amount, the date and a note of the screen you saw. This page does not provide ePay account support, Conveyance cannot access DLD’s payment systems, and nobody from Conveyance will ask for card details to “fix” a payment.

FAQs

On the Dubai Land Department’s service pages, ePay is the option to pay the service fee electronically — “smart payment” on the Arabic pages — listed beside Dubai Pay, the Noqodi wallet and a manager’s cheque. DLD publishes no separate ePay page. It is a way of paying a fee, not a document the trustee asks for and not a step in the transfer.

Not every service lists it. On DLD’s pages read in October 2026 it appears on the sale, gift, mortgage, inheritance and valuation services; the developer’s off-plan (Oqood) registration lists the Noqodi wallet or an escrow deduction instead, and a sale through Dubai Now runs through a DLD-approved escrow account. DLD’s FAQ gives the approved methods for settling its fees as certified bank cheques, credit cards, the Noqodi wallet and cash. Which method the trustee centre takes for each line on the day is confirmed when the appointment is booked.

Separate the lines first: the registration fee and the title-deed, map, knowledge and innovation fees are DLD’s; the registration trustee’s fee and any developer or bank charge are not. Then ask the trustee centre, when booking, which methods it takes for each line. If a manager’s cheque is used for DLD fees, DLD’s mortgage pages specify it is made out in favour of the Land Department; if the Noqodi wallet is used, open and fund the account before the day. Keep every receipt in the file.
