Conveyancing fees in Dubai: choose the route that fits your sale

Conveyance’s standard sale fee depends on two facts: whether the seller has a mortgage and whether the buyer is using a mortgage. Compare the four routes below, then check what the service includes and which official or third-party amounts are separate. A gift, company, trust, commercial property or other exceptional structure may need its scope reviewed. You can appoint a supported standard service through secure online checkout, or discuss the transfer on WhatsApp first. Once the scope and fee are agreed, the desk can send a secure Ziina payment link.

01 · Standard sale routes

Four standard sale routes, four fixed service fees

The first part of the route describes the seller’s mortgage position; the second describes how the buyer is funding the purchase. The fee does not increase merely because the property’s price is higher.

Each route page states the published scope and when review is required before the fee applies. Find your route if you are not sure which line describes your transfer.

02 · Scope

What our service fee covers

The work is procedural. Read our scope and responsibilities alongside the selected service.

Included in the coordination

  • We coordinate the agreed process and organise the document checklist.
  • We record gaps and plan developer and lender dependencies where they apply.
  • We prepare the transfer file for the relevant trustee appointment.
  • We coordinate the process through the applicable registration output.

Not included

  • Negotiating the sale or deciding contractual rights.
  • Independent structural inspection.
  • Lending decisions.
  • Control of authority processing or any guarantee of acceptance.

03 · Other services and reviewed routes

Published services beyond the four sale routes

Each page explains when its published scope applies and when review is required. A similar-looking transaction is not automatically the same service. See all services.

Individual property gifting

The standard individual property-gifting service is AED 4,999 + VAT.

Company to individual

The defined standard company-to-individual sale is AED 9,999 + VAT.

Reviewed before quotation

Trust structures, non-standard corporate changes, secondary off-plan resales and other exceptional arrangements are reviewed before the applicable scope and quotation are confirmed.

04 · Separate charges

Which charges are separate?

Keep a separate line for every third-party charge, and record who receives each payment and who has agreed to pay it.

!

Registration charges, trustee partner fees, any required property-record or valuation charges, developer NOC charges, lender charges and payment-instrument costs are all separate from our service fee. A fee labelled “title deed” must not be relabelled as the trustee partner fee.

Transfer-cost calculator

The transfer-cost calculator separates its calculated core subtotal from other items.

Cost ledger

The cost ledger identifies the source and applicability of each published rule.

05 · Compare a quote

Compare a quote: provider, scope, payer, fee, exclusions and cancellation terms

A quote is comparable only when it states six things: the provider’s legal entity; the scope — what is coordinated and what is not; who pays, buyer or seller, and whether that matches the sale agreement; the fee with VAT; the exclusions — every official and third-party line that is not in the fee; and the cancellation terms. Our fee is fixed per route and does not rise with the property price. Who pays conveyancing fees in Dubai gives the questions to ask before you sign; our refund and cancellation policy states ours.

06 · The calculator

Use the calculator without confusing service fee and total transfer costs

The transfer-cost calculator adds up a core subtotal for a standard sale: DLD’s registration percentage, the published trustee-partner rule and our service fee with VAT. The property price, lender settlement, developer charges, valuation and representation costs sit outside it, as amounts you enter or items still to confirm. Treat the subtotal as the supported reference, not as the cost of completing the transaction; the cost ledger shows the source behind each rule.

07 · Appointment and payment

How appointment and payment work

Choose, read, pay

Choose the correct service, read its scope and use the secure online checkout. You can also discuss the transfer on WhatsApp; if the desk agrees a fee for your case, it can send a secure Ziina payment link. A conversation is optional for a supported standard service.

Payment appoints us to the agreed coordination service; it does not register the property or guarantee acceptance. Documents follow through the agreed secure intake.

What we never do

We do not request card details by email, telephone or WhatsApp, and we do not hold the purchase money.

For a route requiring review, contact us before paying for a standard package.

08 · Questions about fees

Questions about fees

Who pays the conveyancer?

Check the agreed allocation and the service appointment. Before signing, make the provider, scope, fee and payer explicit. Our fee-allocation guide supplies the questions to ask. For the full picture of every charge on a sale, read Conveyancing fees in Dubai.

What happens if the transaction does not proceed?

Cancellation and any refund depend on the applicable appointment terms and work already undertaken. Read the refund and cancellation policy before appointment; do not assume a failed transaction automatically refunds every charge.

Unsure which fee fits your transaction? Tell us the seller’s mortgage position and the buyer’s funding method. We can check the scope before you choose a service.
