Mortgage-to-cash property conveyancing in Dubai
For a standard individual sale where the seller has a mortgage and the buyer is purchasing without mortgage finance. Our service fee is AED 6,999 + VAT: AED 7,348.95 including VAT. Official and third-party charges are separate.
The seller’s mortgage is a transaction dependency
The sale needs an agreed route for the lender’s outstanding amount and the required release evidence. A buyer having funds available does not, by itself, remove the mortgage or make the title ready to transfer.
Keep the lender’s current liability information, settlement instructions and release requirements connected to the property file. Confirm the actual sequence with the bank and authorised channel rather than importing the steps from another transaction.
What we coordinate
We organise the transfer-file checklist, identify the bank and developer dependencies, track the relevant documents and prepare for the applicable trustee process. We make outstanding actions visible so the parties can see why a milestone is or is not ready.
We do not hold the buyer’s purchase money, discharge the bank’s security ourselves or guarantee the lender’s turnaround. The bank and official registration channel control their respective decisions and records.
The preparation sequence
First confirm the ownership, mortgage and agreed sale route. Appoint the service and assemble the property and identity records. Obtain the required lender information and verify the settlement process. Coordinate the developer requirements and the applicable booking, settlement and release steps. Reconcile the remaining purchase payment and separate charges before final registration readiness.

Documents to keep current
Use the current property record, sale agreement, party identities, lender liability information and developer clearance documents. Record each time-sensitive document’s issue and validity details. If the settlement date changes, ask whether the earlier amount or instruction is still usable.

Separate the payment categories
The amount due to the lender, any remaining payment to the seller, official charges, trustee partner charges and our service fee have different purposes and recipients. Do not combine them into an unexplained “transfer fee”. Confirm payees independently before arranging a payment instrument.
If the release is delayed
Identify whether the missing item is an updated amount, settlement confirmation, release letter or registration action. Keep the request reference and ask the responsible organisation for the specific next action. Use our bank-delay guide to structure the status request.
What if the buyer is also borrowing?
Use the mortgage-to-mortgage service, which accounts for both lenders’ requirements.
Can the purchase money be paid to Conveyance?
We do not hold purchase money. Follow the confirmed bank and authorised trustee process for settlement.
