Seller
The seller is the owner transferring the property in a sale.
Definition
DLD’s Property Sale Registration page names the seller and the buyer as the contracting parties, asks for both parties’ Emirates ID (or a valid passport for non-resident foreigners), and requires, in freehold areas, a no-objection e-certificate (e-NOC) from the developer via the Dubai REST app. It lists the seller’s fee as “Seller: 2% of the sale value”.
What it shows — and what it does not
The seller’s readiness depends on more than signing: the developer’s e-NOC and any mortgage release have to be in place before the sale can be registered.
Example
Illustrative example: a seller obtains the developer’s e-NOC through Dubai REST, attends the trustee office with the buyer, and pays the seller’s 2% fee at registration.
