Audio-visual Verification

Audio-visual verification means confirming the parties and their consent over a live video call, so a sale can be completed without everyone attending in person.

Definition

In May 2020 DLD announced a remote registration system allowing “the finalisation of procedures through audio-visual communication”, so parties could complete transactions “without being physically present in Dubai”. DLD’s FAQ says the video call service has been activated and that, if the call is from within the UAE, it is registered through the Real Estate Registration Trustee’s office.

What it shows — and what it does not

Whether a remote route is available for your transaction depends on the service and on the parties; check with the trustee office before relying on it.

Example

Illustrative example: a seller abroad joins the transfer by video call arranged through the trustee office, and the parties’ approval is recorded.
