Why it matters

Form A matters because it is the main document used to establish who is legitimately appointed to list and market a property and on what commercial basis. It reduces ambiguity and can become central when there is disagreement about:

  • Authority to advertise (and whether marketing was authorised at all)
  • Exclusive vs non-exclusive appointment, and the consequences of each
  • Commission entitlement if the owner later transacts after marketing activity or introductions
  • Listing term and cancellation (what applies during the appointment period)

A clean, correctly completed Form A helps prevent disputes, removes “grey-zone” marketing, and creates a clear file trail.
