Dispute

A dispute is a disagreement between parties to a property deal or tenancy that they cannot settle themselves. Where it goes depends on what it is about.

Definition

DLD’s standard sale contract (Contract F) provides that “Any dispute arising in connection with this agreement or its interpretation shall be resolved amicably” within seven days of notice, failing which “the dispute shall be referred to the competent courts in the Emirate of Dubai.” The Rental Disputes Center has “exclusive jurisdiction to determine all rental disputes that arise between Landlords and Tenants” and, since 2019, disputes on jointly owned property. In developer–investor disputes, DLD’s role is “limited to reconciling the two parties”.

What it shows — and what it does not

Knowing the forum tells you where to start: the courts for sale contracts, the Rental Disputes Center for tenancy and jointly owned property. This is general information, not legal advice.

Example

Illustrative example: a buyer and seller disagree over the deposit; they try to settle within seven days as Contract F provides, then the matter goes to the Dubai courts.
