What to organise if a Dubai property deal falls through

Start with the signed documents and a factual record of what happened. The next step depends on the actual agreement, payments and reason the transaction did not proceed. A general online statement about deposits or refunds cannot decide your entitlement.

Preserve the complete file

Keep the signed agreement, additional terms, appointment documents, payment receipts, relevant notices and communications. Retain the original versions. Create a chronology with the event, date, source and what is confirmed.

Distinguish a planned action from one that actually occurred: a cheque requested, a payment made and a payment received are different facts.

Identify the unresolved question

Is the problem a missed milestone, rejected document, finance condition, disputed term, cancellation or disagreement over money? Write the precise issue. It determines whether the next action belongs with a lender, developer, service provider, the other party or a legal adviser.

Contact the providers with a specific request

State the file reference, factual event and action you are requesting. Ask what work has already been undertaken, what remains pending and which documents or records can be supplied. Do not send a broad cancellation message without understanding the consequences under the relevant terms.

Protect the records and unfinished arrangements

Keep track of any outstanding bank request, developer application, appointment, payment instrument or original document. Ask the responsible organisation how each should be handled. An instruction to one provider does not automatically cancel every other arrangement.

Confirm the current terms through the appropriate process and recheck the file. Earlier amounts, clearances, authority documents or appointments may need updating. Use the readiness standard to organise the procedural restart.
