Bank Letters
Bank letters are the letters a lender issues so a mortgaged property can be sold or released — chiefly the liability letter and the mortgage release letter.
Definition
DLD’s page for registering the sale of a mortgaged property asks for “A liability letter from the bank or a letter from the developer of the remaining amount”, and completes the registration after the parties submit the mortgage release letter. DLD’s Mortgage release application asks for “A letter from the bank for mortgage removal”.
What it shows — and what it does not
Each letter has one job — stating what is owed, or authorising the release. They come from the bank, which sets its own timing within the Central Bank’s fee caps.
Example
Illustrative example: a seller asks the bank for a liability letter, the debt is paid by manager’s cheque at registration, and the bank then issues the release letter.
