Valuation
A valuation is an assessment of a property’s value. The Dubai Land Department offers its own valuation service, and a bank will normally require one before lending.
Definition
DLD’s Property Valuation service lets customers apply for the valuation of various property types, including vacant land, residential units and villas, and issues a Real Estate Evaluation e-Certificate. DLD lists the service time as instant for residential units and attached villas, and 7 working days for other types.
What it shows — and what it does not
A valuation is an opinion of value at a date. It is not the agreed price, and a bank’s valuation for a mortgage may differ from what buyer and seller agreed.
Example
Illustrative example: a buyer agrees a price, the bank’s valuation comes in lower, and the loan is sized on the lower figure, so the buyer has to cover the difference.
