How to verify a Dubai title deed before a property transfer
Start with the official record and the exact property identifiers. DLD offers a title-deed verification service; use the official channel rather than relying only on a forwarded image or a link supplied by an unknown sender.
Use the official verification service
Open DLD title-deed verification and follow its current fields. Enter the requested reference information from the document you are checking. Recheck the entries if the service does not find a result.
A failed lookup is a question to resolve. It is not, by itself, proof of fraud or proof that the intended sale is impossible.
Reconcile the result with the transaction
Compare the property, recorded owner and reference information with the agreement and party documents. Note any discrepancy exactly. Keep a dated record of the check with the transaction file and use the current record if the property’s status has changed.
Do not silently normalise a different unit number or owner name because the surrounding details look similar.
Understand the limits of verification
A record check is one part of preparation. It does not replace advice on contractual rights, corporate authority, beneficial ownership, disputes, investment value or the physical condition of the property. Nor does it make an unknown person’s payment instructions trustworthy.

Check the authority of the person acting
If someone represents an owner, confirm the required authority for the actual transaction. For a company owner, reconcile the entity record and signatory evidence. A person having a copy of a title deed does not establish their right to sign for the owner.

If details do not match
List the exact conflicting fields and identify the issuer or organisation that can confirm the correct record. Keep the source documents unchanged. Where the discrepancy affects the parties’ rights or raises a dispute, obtain qualified advice before proceeding.
Keep payment verification separate
Confirm payment recipients through independently known bank or trustee contacts. A genuine property document does not authenticate a new email address, a changed bank account or a payment request.
