Commercial property transfers in Dubai: office, retail and warehouse files

Start with the property’s actual registration, owner, use and proposed transaction. An office, shop or warehouse should not be treated as a standard residential file solely because both involve a property transfer.

Establish the property and ownership position

Identify the current record, property type, registered owner and any relevant entity or representative. Explain whether the transaction concerns the property itself, a business, a lease interest or another right. These are different instructions and can require different professional advice.

Keep business and property transactions separate

If a business, stock, licence, equipment or lease arrangement is part of the deal, state that explicitly. A property-conveyancing appointment does not automatically include advice or work on the sale of a business or operating approvals.

Ask the appropriate adviser to define the commercial and legal arrangements, then identify the procedural property scope that can be coordinated.

Prepare the evidence for review

Provide the property registration status, owner/entity details, proposed recipient, basis of transfer, known mortgage or restriction, occupancy and any representation arrangement. Identify available agreements and relevant developer or authority instructions.

Corporate ownership adds the entity and signatory questions. Buyer finance or a seller mortgage adds lender requirements. Neither should be hidden in an assumed standard package.

Confirm the cost scope

We confirm the applicable procedural scope and quotation after the route is reviewed. Official, trustee, developer, lender and other professional charges remain separate. Obtain qualified advice for tax or other consequences of the commercial transaction rather than relying on a residential fee example.
