Other ownership change · Dubai

Not every ownership change is a standard sale.

Some cases begin with a desired result rather than an obvious registration route: add an owner, remove an owner, change ownership percentages, act under a power of attorney or respond to an official direction. Tell us what the title deed shows now and what it should show afterwards — we will identify the likely procedure before confirming the scope and fee.

  • Full or partial ownership changes
  • Power-of-attorney cases
  • Unusual parties or representatives
  • Court or authority-directed changes
  • Scope and fee confirmed after review

Is this the right review?

Cases that begin here.

Use this page where the proposed change involves any of the following. Submitting the review does not mean every proposed change can be completed — the applicable authority determines the available registration route and requirements.

Ownership changes

  • Adding an owner
  • Removing an owner
  • Changing registered ownership percentages
  • Transferring a full or partial property share
  • An off-plan or provisional ownership interest
  • A usufruct, Musataha or another registered interest

Parties & authority

  • An owner or buyer acting under power of attorney
  • A minor, guardian or other representative
  • An inheritance or succession-related change
  • A court, government or authority direction
  • A combination of parties that does not fit a standard transfer route
  • Uncertainty about whether the matter is a transfer or an amendment

Routing distinctions

The desired result determines where the file goes.

Several ownership changes have their own dedicated route. If your matter clearly fits one below, start there — otherwise use the route-review form.

03

Family property gift

A qualifying transfer between spouses, parents and children may follow the property-gifting route. View property gifting.

04

Company or trust involvement

Where a company, trust, foundation or other entity is involved, use the corporate-structure review. Company or trust transfer.

05

Inheritance

A transfer from a deceased owner to the recognised heirs follows an inheritance-specific authority process based on the applicable official succession documentation.

06

Anything else

If the matter is a mix of the above, an amendment, or you’re unsure — use the route-review form below and we will classify it.

Initial review

What we establish first.

Begin with the information available, and we will identify the relevant evidence and the likely procedure.

You do not need every document before requesting a review.
01The current title — registered owners, ownership percentages and any mortgage or recorded restriction
02The intended result — who should appear on the title afterwards and in what proportions
03The basis for the change — sale, gift, court direction, inheritance, settlement, POA or another official basis
04The parties and representatives — including anyone acting through an attorney, guardian, heir or company representative
05Authority documentation — the document supporting the change and any approval, attestation, translation or verification required
06External dependencies — whether the file depends on a bank, developer, court, government entity or DLD department

How the review works

Describe the change first.

No service fee is payable until the route, scope and professional fee have been provided for your review.

01

Tell us what the title shows now

Provide the current owners, ownership percentages and property details.

02

Tell us the intended result

Identify who should own the property afterwards and the proposed percentages.

03

Explain why the ownership is changing

Provide the proposed basis — sale, gift, inheritance, court direction or another arrangement.

04

We classify the route

We identify whether the matter belongs within a standard sale, gift, inheritance, title-deed amendment, corporate review or case-specific procedure.

05

Scope and fee are confirmed

You receive the proposed scope, required evidence, external dependencies and professional fee before deciding whether to appoint us. No payment is taken during the initial review.

Fees

Confirmed after classification.

Non-standard ownership changes cannot responsibly be given one universal professional fee. The scope depends on the required registration procedure, the number and nature of the parties, supporting authority, the mortgage position and external approvals.

Government, DLD, trustee, developer, bank, court, attestation, translation and other third-party charges remain separate.

Frequently asked questions

Plain answers before requesting review.

01Can I simply add my spouse to the title deed?

Adding another person changes registered ownership. Depending on the circumstances, it may require a sale, gift or another applicable transfer procedure rather than a simple title-deed update.

02Is removing an owner just an amendment?

No. Removing a registered owner changes the legal ownership of the property and must follow an appropriate ownership-transfer route.

03Is changing a passport number an ownership change?

No. If the owner remains the same and only their name, passport, nationality or other personal data is being corrected, use the title-deed amendment service.

04Is a power of attorney enough to complete the transfer?

Not automatically. The power of attorney must be valid, appropriately authenticated and sufficiently broad for the proposed property transaction.

05What if one of the owners has died?

The property ordinarily requires an inheritance-specific process based on the applicable official succession documentation. It is not treated as an ordinary sale or voluntary removal of an owner.

06Can ownership percentages be changed without transferring value?

The absence of a payment does not by itself determine the route. The parties, relationship, reason for the change and applicable DLD procedure must be reviewed.

07What if the property is mortgaged?

The lender may need to provide consent or participate in a mortgage settlement, release or revised registration procedure. The mortgage position must be reviewed before the route is confirmed.

08Why is there no published fee?

This page covers several materially different authority procedures. The professional scope can only be priced after the proposed ownership change has been classified.
