Manager’s cheque: meaning and use in a Dubai property transfer

A manager’s cheque is issued by a bank for a named recipient and amount. In a Dubai property transfer, the required instruments depend on the confirmed payment schedule for the actual transaction. The seller’s balance, a lender settlement and registration charges can have different recipients. Confirm each payee and amount before asking the issuing bank to prepare the cheque. Keep the bank’s requirements, charges and collection instructions with the payment schedule. Conveyance coordinates the agreed transfer file; it does not issue manager’s cheques or hold the purchase money.

What a manager’s cheque is

A manager’s cheque — some banks say banker’s cheque — is a cheque the bank draws on itself for a named payee and a fixed amount, paid for in advance from the customer’s account. Because the bank is the drawer, the payee treats it as the bank’s promise rather than the customer’s, subject to normal collection. In a Dubai property transfer it is the instrument DLD names for registration fees and for settling a seller’s lender on a mortgaged sale, and the instrument sellers and trustee centres most often ask for at the appointment.

Prepare the payee, amount, purpose and confirmation source

Record the exact payee name, amount, currency and purpose. Ask which party orders the instrument and how it is delivered or presented. Use the relevant organisation’s known contact to confirm the instruction independently.

A misspelled payee or wrong amount can require correction. Do not use a previous customer’s payment schedule as a template for the recipient.

Purchase consideration, lender settlement, registration charges and other fees may have different recipients. Identify each line separately. Our payment-method guide supplies the schedule fields.

How to request one: verified bank-specific options

Each bank runs its own route, charge and timing, so ask yours in the week before the appointment, not on the day. Emirates NBD (help page read 7 October 2026): you need an Emirates NBD account; a request placed through online banking before 11:30 am is processed the same working day, subject to the balance being available and the details being correct, otherwise the next working day; the mobile app does not take manager’s-cheque requests; the cheque is delivered by Empost within 3 working days; the charge depends on your banking package; all manager’s cheques are issued account payee, are valid for 6 months from the date of issue, and have no minimum or maximum amount. These are Emirates NBD’s published terms for its own product. Other banks: a route is added here only after it has been read on the bank’s own site with a date; until then use your bank’s help pages or branch.

Issuance, collection, clearing and cancellation are separate questions

Issuance is when the bank debits your account and prints the cheque. Collection is when it reaches you — at a branch or by courier. Clearing is when the payee’s bank receives the funds after the cheque is deposited. Cancellation or replacement is a separate request with its own conditions and charge. Ask the issuing bank about all four before you rely on a date, and do not assume an online estimate or another bank’s rule applies to your instrument.

Retain the relevant receipt and payment reference securely. Recheck instructions if the transaction changes before the cheque is used. A prepared cheque is not proof that registration has occurred.

Which property payments need separate instruments

On a sale with a seller’s mortgage, three payments usually need three instruments: the lender’s settlement, the seller’s balance and DLD’s registration fee — DLD’s own page describes exactly that split. On a cash-to-cash sale the lender line disappears; the trustee centre confirms, when the appointment is booked, which lines it takes by which method. How the lender line is coordinated is on mortgage to cash and mortgage to mortgage.

How DLD describes the cheques on a mortgaged sale

The Dubai Land Department’s page for registering the sale of a mortgaged property (read 30 September 2026) lists, among the required documents, three manager’s cheques: one in the name of the bank or developer for the amount of the debt; one in the seller’s name for the remaining amount, if any; and one in the name of the Department for the registration fees. That split is the clearest published statement of what the instruments at a financed sale are for — settling the seller’s lender, paying the seller the balance, and paying DLD — and it is why a completion schedule names each payee separately.

How DLD fees can be paid

For the government charges themselves, DLD’s sale-registration page lists ePay, Dubai Pay, the Noqodi wallet and a manager’s cheque as accepted payment methods, and its mortgage-registration page lists the manager’s cheque as made out in favour of the Land Department. Which of these the trustee centre takes on the day, and for which line, is confirmed when the appointment is booked; the purchase price and any lender settlement move by the instruments the parties’ banks require.
