Mortgage-to-mortgage property conveyancing in Dubai

For a standard individual sale where the seller has a mortgage and the buyer is using a mortgage. Our service fee is AED 9,999 + VAT: AED 10,498.95 including VAT. Official and third-party charges are separate.

Completed work from this desk: a cash purchase registered in August 2026 after the buyer declined third-party escrow — the case record.

Buying a mortgaged property with a mortgage in Dubai

This route involves two separate positions: the seller has an existing mortgage to settle and release, and the buyer needs a mortgage to fund the purchase. It is a property sale involving lender dependencies on both sides. It is different from an existing owner moving the same loan to another bank without selling the property.

Two lenders, one transfer file

The seller’s lender needs its settlement and release requirements addressed. The buyer’s lender needs its own conditions and funding arrangements completed. The developer and registration process also need the correct documents at the correct stage.

The coordination problem is the relationship between those milestones. A document from one bank may be needed before another participant can act. A promised appointment date is only useful when those dependencies are understood.

What needs to happen between the two banks?

The seller's lender must provide its current settlement and release requirements. The buyer's lender must confirm approval, the buyer's contribution and the conditions for funding the purchase. The transaction file brings those instructions together with the developer and registration requirements. Avoid assuming that a sequence used by another pair of banks applies unchanged.

What Conveyance coordinates

We organise the agreed administrative file, document gaps, lender and developer milestones, payment schedule and trustee readiness. The file should show the required output, responsible party and next action for each unresolved item.

We do not grant finance, control bank approvals or act as a holder of purchase funds. Parties remain responsible for their contractual and lender obligations; the authorised organisations make acceptance and registration decisions.

The evidence sequence

Confirm both mortgage positions and the applicable sale route. Appoint the service. Assemble property, identity and agreement records. Record the seller’s current liability and release requirements. Record the buyer’s finance conditions and contribution requirements. Coordinate the documented bank handoffs with developer clearance and the applicable trustee process.

Before the final appointment, reconcile payment instructions, authority to sign, current originals and the output expected from each participant. Use the readiness standard as a structured preparation reference.

Use a milestone sheet, not a general “bank pending” note

For each bank item record: the requested document or decision; its request reference; the person responsible; the current status; the written instruction; and what cannot proceed until it is resolved. This makes a delayed valuation, release output or funding condition distinguishable from each other.

Understand the cost categories

Our fixed service fee is separate from the lender settlement amount, financing charges, official registration charges, trustee partner charges and developer costs. Some charges depend on how the confirmed process is executed. Use the fees and payment guide to organise them; follow the current file instructions for exact payments.

Does using the same bank make this a cash route?

No. The seller’s mortgage and buyer’s finance still need to be identified. The actual bank procedure may differ, but it does not justify changing the facts entered into the route finder.

Can work start before every document is available?

Documents can follow through the agreed appointment process. Missing evidence is recorded and addressed; it is not treated as already cleared.

What can prevent a two-bank transfer from being ready?

One participant may be waiting for an output that another has not yet produced. For example, the buyer's lender may still need property-specific evidence while the seller's liability figure is approaching expiry. A useful status update names the missing item, its owner and the step it blocks. "Both banks are processing" does not provide enough information to prepare completion.

What if the buyer changes lender after the sale is agreed?

Recheck the buyer's approval, valuation, contribution and funding instructions. Ask whether any seller-bank letter or appointment arrangement must change. The previous lender's documents do not establish the new lender's acceptance. Record any effect on agreed deadlines and obtain appropriate advice where the contract needs attention.

Can the buyer simply continue paying the seller's existing loan?

Do not rely on that assumption. Tell both lenders the intended transaction and obtain their written requirements. The sale, mortgage release and buyer's financing arrangements must follow the accepted process. A private agreement between buyer and seller is not evidence that the lender or registration system accepts a loan substitution.

Worked example: one ready bank is not a ready sale

Illustrative only: the seller has a current liability letter, but the buyer's lender is still resolving a valuation query. The file records the valuation as open, names the person obtaining the response and notes the liability letter's expiry. It does not mark the sale ready just because the seller has completed their bank request.
