Transferring Dubai property when you are overseas
Being outside the UAE changes the preparation questions. Establish whether you will attend, use an accepted representative or follow another route confirmed for your transaction. Do this before arranging travel, issuing documents or committing to an appointment date.
Confirm the attendance and authority route first
Ask which parties must act and how the relevant bank, developer and registration channel will accept that action. An arrangement accepted by one organisation may not settle another organisation’s requirements.
Do not assume that a video call, scanned signature or general power of attorney is enough for every stage. Get the requirements for the actual transaction.
DLD has described remote registration arrangements in which a registration trustee verifies the transaction details and identifies the parties through audio-visual verification. Treat “remote” as scenario-specific: confirm what applies to your transaction and trustee process before relying on it.
If a power of attorney is proposed
Identify the principal, representative, property and intended acts. The document’s scope, issue process, language, attestation and continued usability may matter. Obtain the appropriate professional advice and issuing-body guidance before signing a document intended for use in the transfer.
Keep any acceptance questions visible. A document called “property POA” still needs to be suitable for the specific act and authority receiving it.
Build the overseas preparation file

Use secure intake for private records. Public tools do not need your passport, title-deed number or bank documents.
Coordinate document timing with the transaction
Preparation can fail when a foreign document arrives after another clearance is no longer usable. Record the sequence and the current version of each item. If the proposed date changes, reconfirm the documents and instructions that depend on it.

Keep authority and payment responsibilities distinct
A representative’s ability to sign does not automatically answer who can receive funds or give banking instructions. Confirm those matters separately with the bank, relevant channel and appropriate adviser. Do not expand the meaning of a document informally to cover an unconfirmed payment arrangement.
