Dubai property transfer costs and seller-proceeds calculator

Prepare an itemised estimate for your Dubai property transaction. Choose transfer costs to see the supported reference calculations and amounts you provide. Choose seller proceeds to subtract confirmed seller-paid deductions from the agreed sale price. Any unresolved charge stays visible as outstanding rather than becoming zero. The result helps organise the file; it is not a final quotation, bank redemption statement or instruction to issue a cheque. Keep private identities, property-document numbers and bank details out of the calculator. Discuss the file with our desk if you need the scope and payment sequence checked.

Enter the transaction facts

Transaction
Standard individual sale / Proposed property gift / Another transaction.
Sale price in AED
Enter the agreed sale value for a standard sale.
Does the seller have a mortgage?
No / Yes / Not sure.
Is the buyer using a mortgage?
No / Yes / Not sure.
Mortgage amount in AED, if known
Enter the buyer’s proposed mortgage amount. Leave it unknown if it has not been confirmed.
For a proposed gift: accepted valuation basis in AED, if known
This is not necessarily an asking price or a personal estimate. A partial gift or unconfirmed basis needs review before a transaction charge is assumed.
Other charges you already know
Add an item name and its VAT-inclusive amount. Only enter a confirmed amount once. Do not include the property price or repeat an item already calculated above.

How to read the result

Calculated core subtotal
The sum of the reference rules this calculator can apply to the facts entered. For a standard individual sale this includes the selected Conveyance service fee with VAT, the sale-registration percentage and the published sale trustee-partner rule. A known buyer mortgage amount adds the reference mortgage-registration percentage.
Amounts you entered
Your own charge inputs are shown separately and labelled as supplied by you.
Items still to confirm
Property-record components, developer charges, lender or release charges, valuation, representation and other transaction-specific items can remain outstanding. Unknown does not mean free.
Combined subtotal
Calculated core items plus your entered amounts. This is still not described as the total cost of completing the transaction.

Seller proceeds: how to read that result

Confirmed deductions
The mortgage redemption amount confirmed by the lender and the seller-paid charges you have confirmed, each entered once.
Total seller proceeds
The agreed sale price less the confirmed deductions. If the settlement is not yet confirmed, the figure is shown as before the mortgage settlement.
Deposit already received
A deposit you hold is subtracted once, from the amount still receivable at completion — never from the total proceeds, and never twice.
Remaining amount receivable at completion
Total proceeds less the deposit you already hold.
Outstanding items
Anything not confirmed stays listed as outstanding. Unknown does not mean zero.

Worked seller-proceeds example

For an illustrative AED 1,000,000 sale with a confirmed mortgage redemption of AED 200,000 and AED 10,000 of confirmed seller-paid charges, the total seller proceeds are AED 790,000. If a deposit of AED 100,000 was already received and retained, the remaining amount receivable at completion is AED 690,000 while the total proceeds stay AED 790,000. Unknown costs are not converted to zero. The seller-side lines are listed in Cost of selling property in Dubai; the sale itself is covered in How to sell property in Dubai.

Worked standard-sale example

For an illustrative AED 2,000,000 sale with no seller mortgage and no buyer mortgage, the calculated core items are AED 80,000 sale registration, AED 4,200 trustee partner charge including VAT and AED 5,248.95 Conveyance service fee including VAT. The core subtotal is AED 89,448.95.

This example excludes the property price and other applicable components. It illustrates the calculator; it is not a quotation for a real file. The cost ledger identifies the reference rules.

Gifting and non-standard transactions

For a proposed gift with an accepted valuation basis, the tool can display the published base registration calculation. It does not decide eligibility, the value attributable to a transferred share or every applicable partner/component charge. Use the gifting route check and confirm the actual transaction assessment.

Company, trust, commercial and other non-standard transactions receive a review prompt rather than a false standard total.

Save the result without private documents

Print the summary or copy a link containing only the non-sensitive calculation choices. Do not enter names, title-deed numbers, account details or documents in a charge label. Calculating does not submit an enquiry or appoint Conveyance.
