conveyance.ae provides conveyance services relating to property transfers, including secondary market sales and gifting transactions.
Our role is limited to:
– Procedural handling of property transfer
– Review and coordination of documentation
– Compliance with applicable authority requirements
– Coordination with trustee offices and relevant authorities
We do not act as brokers, agents, or financial advisers.
- Instruction
Instruction is confirmed only once:
– Scope of work is agreed
– Fees are agreed
– Payment is received and cleared
– These Terms of Engagement are accepted
No work is undertaken prior to formal instruction.
Submission of documents alone does not constitute instruction.
- Fees & Payment
Fees are agreed in advance based on the scope of services instructed.
Payment is required prior to commencement of substantive work.
All payments must be cleared before instruction is confirmed.
Unless expressly stated, fees do not include:
– Government or authority charges
– Trustee office fees
– Registration fees
– Third-party disbursements
Such costs are payable separately by the client.
- Client Responsibilities
Clients are responsible for:
– Providing complete, accurate, and truthful information
– Supplying documents promptly and in acceptable format
– Informing us of any changes to transaction structure or parties
Delays or issues arising from incomplete or inaccurate information may affect timelines.
- Document Review
Documents are reviewed for procedural and compliance purposes only.
We do not guarantee:
– Commercial outcomes
– Timing of authority actions
– Third-party decisions
Where issues are identified, they are communicated promptly.
- Trustee & Funds Handling
conveyance.ae does not hold client funds.
Funds are held and released by approved trustee offices in accordance with authority procedures and transfer requirements.
We do not control the timing of fund release.
- Third-Party & Authority Dependencies
Certain steps in the conveyance process depend on:
– Trustee offices
– Registration authorities
– Financial institutions
– Other third parties
These processes are outside our control and may affect completion timing.
- Timelines
Any timelines provided are indicative only.
Completion is subject to:
– Document readiness
– Authority procedures
– Third-party coordination
No guarantee is given as to completion by a specific date.
- Limitation of Role
Our services do not include:
– Property valuation
– Price negotiation
– Mortgage or financial advice
– Tax advice
– Dispute resolution
Clients should seek independent advice where required.
- Confidentiality & Data
All information provided is treated as confidential and handled in accordance with applicable data protection requirements.

- Termination
We reserve the right to decline or terminate an engagement where:
– Required information is not provided
– Fees are not paid
– A conflict of interest arises
– Continuing the engagement is not appropriate
Fees incurred up to the point of termination remain payable.

These Terms of Engagement are governed by the laws of the United Arab Emirates.
Any disputes shall be subject to the jurisdiction of the competent courts.
- Acceptance
By instructing conveyance.ae and proceeding with payment, you confirm acceptance of these Terms of Engagement.
