Secondary off-plan resale in Dubai: prepare the actual transaction
A secondary off-plan resale involves an existing purchaser’s position before the property is completed. The contract, payment obligations, registration evidence and developer’s permitted process need to be reviewed together.
Identify what is being transferred
Record the project, unit, existing purchaser, underlying contract and applicable provisional-registration evidence. State the intended buyer and the proposed commercial arrangement. Do not assume a completed-property title-deed workflow applies to this file.

Confirm the developer’s resale requirements
Ask for the applicable conditions, documents, current payment position, any required clearances and the process for recording the change. Keep the current written requirements with the file.
A rule from a different developer or project does not establish that this unit is eligible for the same process. Avoid promising an assignment outcome before the actual route is confirmed.
Reconcile money already paid and money still due
Prepare a clear schedule of the existing purchaser’s paid amounts, remaining obligations, proposed payments between the parties and applicable separate charges. Confirm what evidence supports each line and who receives the payment.
Obtain appropriate advice on the contractual allocation and consequences. Conveyance does not determine disputed contractual entitlements or hold purchase money.

Confirm the channel and resulting record
Ask which approved developer/DLD process applies and what evidence the buyer should receive after it is completed. A completed-property title deed should not be promised as the immediate output when the transaction updates a provisional record instead.

Scope and fees
Secondary off-plan resale coordination is reviewed before scope and quotation are confirmed. Do not select a standard ready-property price solely by answering the mortgage questions. Official, developer and other transaction charges are separate.
