Dubai Municipality
Dubai Municipality is a Dubai Government entity responsible for municipal services. In a property transfer it appears in one specific place: the map issued with the new title deed, where the Dubai Land Department charges a different map fee depending on whether the land falls under Dubai Municipality.
Definition
DLD’s Property Sale Registration page lists “AED 225 Unified Map under Dubai Municipality”, “AED 100 Map for lands not under Dubai Municipality” and “AED 250 Villas and Apartments”. The Title transfer application page uses the same split. The transfer itself is registered by the Dubai Land Department, not by Dubai Municipality.
What it shows — and what it does not
Which map line applies tells you which map fee appears in the registration charges. It tells you nothing about ownership, mortgages or other restrictions on the property — those are checked through DLD’s own services, such as Verify Title Deed and Property Status Enquiry.
Example
Illustrative example: a buyer compares two cost estimates. One shows “Unified map — AED 225”, the other “Map — AED 250”. The difference comes from the property type and map line DLD applies, not from a different service fee.
