Court Order

A court order is a decision or official instruction from a court. In a Dubai property transfer it matters when ownership changes through a court process — for example an inheritance — rather than through a sale between two parties.

Definition

DLD’s Inheritance Title Transfer service registers ownership for heirs on the basis of the legal inheritance certificate; its required documents include an “Official letter from Dubai Courts, other UAE courts, or the Awqaf addressed to the Dubai Land Department”. DLD’s Title transfer application registers transfers “according to the official letters issued by government entities”.

What it shows — and what it does not

The court’s letter tells DLD what to register. What a judgment means, or whether it can be challenged, is a legal question for a lawyer — it is not decided by the trustee office or by Conveyance.

Example

Illustrative example: after an owner dies, the heirs obtain the legal inheritance certificate, and the court sends its official letter to DLD; the property is then registered in the heirs’ names through the inheritance service.
