What does conveyancing mean in Dubai?

In this service context, conveyancing is the procedural coordination of a property transaction towards the applicable registration process. It connects the agreed transaction with the documents, participants and dependencies needed to proceed.

What the work involves

The file brings together property and party records, the relevant agreement, developer requirements, any lender milestones, authority to act, payment readiness and registration follow-through. The exact work depends on the route and service appointment.

What the word does not establish

Calling a service “conveyancing” does not make its provider a law firm, bank, trustee centre or government authority. It also does not tell you the complete scope, fee or responsibilities. Read the actual appointment and check the operator.

One Dubai example · What the conveyancer does in a cash-to-cash sale

Owner A agrees to sell a two-bedroom apartment in Jumeirah Village Circle to Buyer B; neither party has a mortgage. The broker has arranged the price and the parties sign the agreement.

The conveyancing work that follows: confirming the current title record and the parties’ identity evidence match; obtaining the developer’s requirements, service-charge clearance and a usable NOC; preparing the itemised payment schedule (registration percentage, trustee partner fee, service fee and any confirmed third-party items) and confirming each payee independently; arranging the originals, attendance and the appointment; and checking the issued record against the intended parties and property.

Why the transaction route matters

A sale without a mortgage has different lender dependencies from a transaction involving one or two mortgages. Gifting, company ownership and representation introduce other evidence questions. Choose a service using the actual facts of the file.

What to ask before appointment

Who supplies the service? What is included? What is the VAT-inclusive service fee? Which charges are separate? Who is responsible for the next step? What happens if the scope changes?
