Off-plan and ready-property transfers: different files, different questions
“Buying property” can describe a completed-property resale, a purchase from a developer before completion or the resale of an existing off-plan interest. Identify the transaction before borrowing a checklist, fee assumption or registration promise from another route.

The fact that a seller uses the word “transfer” does not establish which record changes or which process applies.
Ready-property resale
The file centres on the existing title record, buyer and seller, agreement, developer requirements and any lender or representation dependencies. For a standard individual sale, our four funding routes distinguish the seller’s mortgage and the buyer’s funding.
Check the actual registration output and coordinate the separate practical handover arrangements.
Primary off-plan purchase
Start with the developer’s contract, property and project information, payment obligations and the relevant registration evidence. Keep the contract and payment records organised rather than assuming a reservation form is the entire transaction file.
The official initial-sale service describes the provisional-registration route. Obtain appropriate advice on contractual or investment questions; this guide addresses document and process distinctions.
Secondary off-plan resale
The existing purchaser’s rights, obligations and payment position need to be understood alongside the developer’s permitted resale requirements. Confirm the applicable procedure, charges, parties’ responsibilities and resulting registration record before treating it as a completed-property sale.

Oqood and title deed are not interchangeable labels

Questions to ask before committing
What exactly is being sold? Who is the current recorded party? Which contract and registration record support that position? What has been paid and what remains payable? Which consents or conditions apply? Which official record is expected to change? Who is handling the agreed procedural work?
If any answer is unclear, identify the missing document or decision before selecting a service or preparing payment instruments.
