What to do if a developer NOC is delayed
An NOC delay is easier to address when the file identifies the actual unresolved requirement. Establish whether the application is incomplete, a clearance is outstanding, a document needs correction or the output is awaiting issue.
Get the current status and reference
Record the developer’s application reference and the latest response. Keep the submitted file and any additional-information requests together. A verbal “in progress” update is less useful than a named requirement and a responsible contact.
Ask whether the request is accepted as complete and, if it is not, which item prevents that status.
Check the usual preparation categories

These categories are a diagnostic checklist, not an assertion that every developer requires every item.
Use this status request
“Please confirm the current status of NOC request [reference] for [property reference]. Is the application complete? If not, please list each outstanding item, the action needed and the party responsible. If all requirements are complete, please confirm the remaining step for issuing the NOC.”
Keep private documents in the approved intake channel. The message should identify the file without broadcasting unnecessary personal information.
Resolve the cause before repeating the submission
If an identifier is wrong, obtain the correct record or instruction. If a document is missing, request that document from its issuer. If an inspection or account question is unresolved, identify the organisation responsible. Repeatedly resending the same file does not fix an undefined issue.
Coordinate the effect on the sale
Record which appointment or lender milestone depends on the NOC. If a transaction date changes, confirm whether other documents or payment instructions remain usable. Keep parties informed of the factual issue and obtain appropriate advice where the agreement’s dates or obligations are affected.
Check the NOC when it arrives
Match the output to the property and transaction, check stated conditions or validity details and place the current version in the file. Then reassess the remaining trustee appointment requirements.
